Some properties have historical and cultural significance. Although built with resilient materials throughout time the elements take a toll on the building envelop allowing moisture to infiltrate into the interior of the building. Two4Design approaches historic preservation with sensitivity, carefully understanding the root of the problem and finding a solution with modern materials that will resolve the condition. Most of these properties are located in designated Historic Districts. In New York City, our extensive knowledge of Landmarks Preservation Commission standards and regulations are an advantage to our Clients.
As part of a feasibility study, a capital needs assessment or a general overall restoration plan, Two4Design can perform an exterior envelop survey which includes the facade and roof. The end result will be a report noting the location and extent of defects throughout the building's envelope. Included with the report we prepare the scope of work and the estimated costs of repairs, from which we provide project phasing, detailed designs and specifications for the repair program.
New York City Local Law 11/98 states that all buildings taller than six stories must be inspected every 5 years by a registered architect or a professional engineer. A report must be filed to the New York City Department of Buildings verifying that there are no unsafe conditions observed in the buildings exterior envelope. Unsafe conditions maybe, but not limited to the following; Masonry cracks, spalled stone or masonry, loose coping stones, corroded steel, loose signage. With our extensive experience in facade inspections we may assist the Client on an approach to re-mediate the building envelope deficiencies found during the review. The repair campaign must be performed in a timely manner to obtain compliance with the mandated rule.
